Terms and Conditions

Payment terms are as stated below
unless otherwise specified in an invoice:

 

Deposit:

For all seasons fifty percent (50%) booking fee as a deposit is required to be paid to secure a reservation within 7 (seven) days of the confirmation of availability.

Balance:

Regardless of the period, balance payment is due in full no later than 30 days prior to date of arrival.

Last minute reservations (less than 30 days):

For all Last Minute reservations and regardless of the duration of stay we require advance payment in full of the total Villa charges.

The following terms for refund and credit apply for all reservations:

  1.  Claims of any form made after the check out date will not be considered for any refund or credit.
  2.  The following events, occurring independently from the control of the owners/management company  are not ground for any refund or credit:
  •   In case of any mechanical or utility failure when, the owner/management company provide the  guests with a similar villa with equal service as sold
  •   Should a villa reserved  for the client become unavailable up to the date of arrival for mechanical or any  other reason the owner/management company provide the guests with a similar villa with  equal service as sold or refund the money if no similar villas are available.  Credit and or refund also become applicable when the published rate of the replacement villa is lower than  the villa originally booked.

 

Cancellation Policy:

The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing: For Intermediate, High and Promotional Seasons, all payment (s) received will be credited for use in the same villa as originally booked for within 9 month of the cancellation date if the booking is cancelled after the payment(s) date.

For Prime Season, Christmas/New Year and if the booking is cancelled after the deposit and/or balance payment date, all payment (s) received will be forfeited or refunded in pro-rata shall another booking be secured for the same period that has been cancelled.

Should a Guest wish to change villa while on site, 3 days notice are required. Should the Guest changes property immediately on arrival the 3 days notice will be forfeited. Should the Guest wish to stay in another villa at a lower rate, the Guest is not entitled to a refund on the amount originally paid, should the 2nd villa be more expensive, the Guest is required to pay the difference on site.

Early departure is subject to the cancellation conditions as specified above.
